We have done our best to provide year round facilities but the
use of your Park Model over the winter does require you to take
extra precautions and be more astute of what can happen. They
aren't like your home and need you to do your part to make it
through the winter |

We have contracted snow plowing (not driveways) but this
still doesn't guarantee access during severe weather as it may only
get done once daily (if you have to get out then we suggest you
stay at home when storms are predicted). |

Most units have a ventless heater installed which is designed
for use in the event of power failure and should be used with caution
as it can deplete the oxygen in the unit. It is recommended
that you open a window slightly |

Your unit has been fitted with heat tape and is plugged into a
thermo cube that switches on at 34* and off at 45*. These may
fail so should be checked yearly |

Your water crock (where the water comes out of the ground)
isn't heated and may need to be in extreme cold
(this could be
done with a light bulb). They should
be kept airtight at all times. |

Air flow under the unit should be minimized to help prevent
freezing but is recommended at other times to prevent mold and
dampness |

Most of the units have pex plumbing (except
Forest River brand) which is designed to take
freezing but we do recommend leaving cupboard doors open where the
plumbing is run so you aren't inconvenienced by it freezing |

P traps also can freeze and may crack in extreme cold, they
aren't heat taped |

All effort should be made to prevent water loss as a result of
freezing (negligence could result in you being bill for any water loss) |

Generally it is fine to leave your heat down at 50* but we
recommend turning it up in colder weather |

All garden hoses should be removed to prevent your frost free
spigot from freezing, they need to drain |
 |
Everything should be put away by the end of November including
emptying your wood rack |

Speed limit is 15 mph (be careful of
animals) |

You must make your own arrangements to let any visitors in and
out (a code can be obtained in some cases) |

Parking is limited to graveled areas only, keep off the grass at
all times and don't block the roads |

This is our time for getting things done and therefore there may
be times when you will be inconvenienced by work we do to ensure it
doesn't happen during the season |

Sheds must be 8'x10' vinyl sided and shingled roof using
building paper under both, no doors to the grass areas, and may not
be used for washing machines |

Gravel areas to the off side of units are designed for parking
only |

Landscaping should be done only in such fashion as to not
inhibit clean up and site maintenance |

Gardens must be maintained at all times |
 |
No tarps even over the winter |
 |
No parking of golf carts on grassed areas |
 |
A regular inspection of your ducting underbelly and pipe wrap
should be made as varmints may eat through it |
